Urban & Architectural Concept Instead of a massive monolith, the design introduces a distinct rhythm of four longer and four shorter bars (north-south), ensuring optimal sun exposure, natural ventilation, and protection from overheating. The architecture is based on a clear linear module, featuring a partially open ground floor that connects the complex with the city park. The interior integrates flexible apartment layouts and double-height modular gardens.
Landscape Concept: Traditional Embroidery The landscape design is a contemporary reinterpretation of traditional Montenegrin embroidery motifs, where the square symbolizes stability and home. This geometric pattern is translated into a modular system of paving, greenery, playgrounds, and relaxation zones, creating a strong local identity and a vibrant community space.
Sustainability & Materials The complex applies bioclimatic architecture principles, using a protective facade envelope, deep loggias, and integrated sunshades (brise-soleil). The highly insulated skeleton structure ensures energy efficiency, while sustainability is enhanced through rooftop solar panels, heat pumps, and a rainwater harvesting system for landscape irrigation.
